What services do we render as a project manager?
- Search for land plots appropriate for the realization of the investor's
targets.
- Investigation of the underground communications and the possibilities for
deployment of the future infrastructural communications of the investment
project.
- Preparation of a construction and a planning scheme /if not available an
effective one/, procedures for getting a permission for research and construction
planning on the plot.
- Pre-project investigations.
- Preparation of Project Task and project timetable focused on the investor's
needs.
- Building of the design team.
- Selection of designers to be charged with the external communications of
the site and the obtaining of official approvals.
- Control over the planning and design of the external and internal communications
of the site.
- Project coordination with all involved authorities and obtaining of construction
permit.
- Choice of Independent Construction Supervisor /ICS/.
- Preparation of the contracts with all participants in the investment process
– designers, Independent Construction Supervisior and construction companies.
- Setting up of a construction site in accordance with the legal norms effective
in the Republic of Bulgaria.
- Organization of the tenders for the election of the General Contractor for
the construction of the site, the individual sub-contractors and suppliers.
- Preparation of all required documents referring to the placement of orders,
payment, acceptance /or rejection of acceptance/ of the construction and installation
works at the site.
- Preparation of the timetable, calculations and financial plan /payment
schedule/.
- Construction surveillance, incl. control of quality, contractual terms and
compliance with the budget.
- Management of the site and coordination of all participants in the investment
process.
- Measurement, rendering accounts and approval of all construction and installation
works as well as keeping the documentation required for payment of the latter.
- Construction completion, approval of the site by the State Admitting Commission
and obtaining Permit of Use.
